Cash for Your home today
Sell the home "as is"
How does it work?
1. Do you Need to Sell Fast?
There are a variety of reasons that would encourage someone to be interested in a "Fast-Cash-Sale."
Examples of what I've seen in the past include:
New job is taking you out of state/town.
Behind on mortgage payments.
Don't want to deal with the home anymore.
Simply want the cash.
Don't want to clean/renovate the home.
Don't want to deal with real estate agents.
Home is vacant and you're paying taxes.
Landlord tired of managing tenants and property.
Simply time to downsize your home.
2. Fill Out the Form
The "process" to receiving your free quote is extremely simple.
There are only four pieces of information I need from you.
2) Number of Bedrooms / Bathrooms
3) Square footage (if you know it)
4) Year Built
Enter these four pieces of information into the form and you're done.
Yes, it's really that easy.
3. Give Me A Little Time
Give me 24 hours to do my thing. Once I have finished everything on my end, I will:
1) Send you a PDF version of the offer to your email.
2) Give you a brief call to explain the offer.
Please remember, all of this is provided free of charge. I am simply running the numbers to see if it makes sense for your property.
4. Decision (Yes/No)
YES: You like the offer? Awesome!
We can keep moving forward. You no longer have to list your home, work with an agent, clean your home, or make any repairs. You're done. You can consider all that cash as good as in your pocket.
NO: You don't like the offer? Don't Stress!
I would still love to work with you and help you sell your home. Maybe a lease option or a traditional MLS listing would make more sense for you. As you may have noticed, I've done this quite a bit. Use my expertise to get the best deal possible.
You are in control, this is your decision.
THERE IS MORE THAN ONE WAY TO SELL A HOME.
5. Choose a Date
Look at your calendar. What day do you want to be out of your home and never have to worry about it again?
If you choose to accept our cash offer, the next step is simply to pick a date that best works for you. We can move as fast or slow as you'd like.
6. We Pay Closing Costs
Selling your home with a traditional listing might mean you receive more on the up-front purchase price, but you need remember the following costs:
- 3% Buyer agent commission.
- 3% Listing agent commission.
- Cost of renovations, repairs, and cleaning (prep-work)
- Prorated taxes
- Prorated HOA dues
- Title Insurance
- Wire transfer fee
- Other Misc. fees applying to different deals.
In the end, a fast-cash purchase might even net you more money than if you were to sell with a traditional MLS listing.
As always, specific costs and final net profits depend on the condition of your home and other various factors.
It was that easy.
Think of all the stress you avoided:
No catering to the need/demands of potential buyers.
You didn't have to spend thousands of dollars in renovations and repairs.
You didn't pay out 6% of your hard earned equity to real estate agents.
No waiting months for the perfect buyer.
My Promise to You
I am here to help YOU, my client.
"Fast-cash" sales are more common than you'd think. This however, DOES NOT mean it's the best option for everyone.
My entire job is to match your specific selling/buying situation with a real estate transaction option that best suits your needs, not mine.
